Applications & Leasing
What is the application process?
Our application process is fully online. You'll need to provide proof of income (3x monthly rent), a valid government-issued ID, and consent to a background and credit check. Approval typically takes 24-48 hours.
What credit score is required?
We look for a minimum credit score of 600. However, we consider the full picture — income, rental history, and references. If your score is lower, a co-signer or larger security deposit may be accepted.
How much is the security deposit?
The security deposit is equal to one month's rent. It is fully refundable within 15 days of move-out, provided the unit is returned in good condition.
How long are lease terms?
We offer 12-month leases. Month-to-month renewals may be available at a small premium after the initial lease term — ask us about availability.
Rent & Payments
How do I pay rent?
Rent can be paid three ways:

Include your unit number in the memo (e.g. "Unit 204 — May 2026"). Do not send Zelle to any other address.

3. In-Person Collection
A representative visits every unit on the 1st of each month at 6:00 PM. Cash or money order only — please have exact amount ready.
When is rent due?
Rent is due on the 1st of each month. A $75 late fee applies after the 10th. The late fee increases to $100 after the 15th.
Are there any additional fees?
Water, sewer, and trash are included in rent. Residents are responsible for electricity (FPL) and internet/cable. There is no HOA fee.
Pets & Policies
Are pets allowed?
No. Pets are not permitted at this property. This is a no-pet community. Unauthorized animals are a lease violation and may result in additional fees or lease termination.
Is smoking allowed?
All units are strictly non-smoking. Smoking is not permitted inside any unit or within 25 feet of any building entrance.
Can I sublet my unit?
Subletting is not permitted without prior written approval from management. Unauthorized subletting is a lease violation.
Maintenance & Management
How do I submit a maintenance request?
Log in to your Tenant Portal and submit a maintenance request with a description and photos. Emergency maintenance (no heat, water leak, electrical hazard) is available 24/7 by phone.
How quickly are maintenance requests addressed?
Non-emergency requests are typically addressed within 2-3 business days. Emergency requests are responded to within 4 hours.
Who do I contact in an emergency?
For maintenance emergencies, call (631) 996-9484. For police, fire, or medical emergencies, always call 911 first.
